The process of selling your home generally begins with a determination of a reasonable asking price. I can give you up-to-date information on what is happening in the marketplace with regard to price, financing, terms, and condition of competing real estate properties. These are key factors in getting your property sold at the best price, quickly and minimum hassle.

Marketing

The next step is the marketing plan. Often I can recommend repairs or cosmetic work that will significantly enhance the salability of your property. Staging your home's interior is another option that may be considered in order to get your home looking its absolute best for the sale. Marketing includes the exposure of your property to other real estate agents and the public.

In many instances real estate sales are cooperative sales; that is, a real estate sales representative other than yours brings in the buyer. I will act as the marketing co-coordinator, disbursing information about your property to other real estate sales representatives through MLS® and open houses for other REALTORS® etc.

Advertising is also a part of marketing. The choice of media and frequency of advertising depends a lot on the property and specific market. It is important that the when, where and how of advertising your property is correctly done.

Security

When the property is marketed with your REALTOR'S® help, you do not have to allow strangers into your home. REALTORS® will generally pre-screen and accompany only qualified buyers through your property.

Negotiating

A REALTOR'S® task is not simply to find a purchaser for your property. His/Her negotiating skills are very critical in achieving a legally binding win-win agreement between a buyer and a seller.

Monitoring, Renegotiating and Closing

Between the initial sales agreement and closing, questions or problems may arise. Your REALTOR® is the best person to objectively help you resolve these issues and move the transaction along to a successful closing.

Using a REALTOR®

Studies show that the majority of real estate sales are the result of REALTOR® contacts and efforts. For instance, in a recent survey done to determine how buyers first became aware of a property, it was found that: 46% was through an introduction by a REALTOR®; 18% was through the Internet, and; 15% was from the for sale sign.
